Secret #1: Kitchens and Bathrooms sell houses
Think about when you purchased your home. What are the things that stood out to you and made you "have to" buy it?
If you are like most people, the kitchen and bathrooms were a major part of your decision. And this is what I find with almost every house I sell: if the kitchen and bathrooms are clean, modern, and in great condition, you wouldn't believe how much faster the home sells.
For most buyers, the kitchen is the most important room in the house, so let's start with this first.
Some of the first things people see when they walk into your kitchen are the floor and countertops. Are yours old and outdated? If so, investing the money to update them now will almost always pay you more money in a higher selling price than what you invested ... and sell your home much quicker. If you're not sure if the money will give you a good return, let me know and I can usually give you an accurate assessment.
The next things people see are the cabinets and appliances, so make sure they are as appealing as possible. And while a lot of times replacing older cabinets and appliances is quite expensive, there are a lot of things you can do for a lot less money that will make them look better and updated. For example, instead of replacing old cabinets, consider re-facing them with new doors and fixtures. This will give you a newer, more modern look ... at a fraction of the cost. If you can't afford that, consider painting the cabinets and updating the knobs and hinges to a more modern style. Also, if your appliances have worn-out or scratched front panels, many times you can get replacement panels from the manufacturers for a small fraction of buying new appliances.
The second most important rooms in the house are your bathrooms, so pay extra attention to cleaning them and having them in "guest-perfect" condition. Make sure all the grout is clean and there are no mildew or stains anywhere. Oftentimes, if you've lived in your home for a while the grout gets chipped out, so be sure to re-grout or caulk and make it look perfect. Also, make sure you have fresh, matching towels that are "just right" for each bathroom to show new buyers how beautiful and elegant your bathrooms are.
