Secret #4: Clean and Fix Everything
When you are selling your home, every single detail is important. You want nothing to grab your prospect's eye and say "oh, this isn't right!" So pay close attention to every little detail in your home.
Take a screwdriver and make sure all the cabinet handles, knobs and hinges are securely attached. A loose cabinet handle can be enough to
turn-off a buyer. Make sure every burned out light bulb is replaced. And make sure every light bulb is the highest wattage bulb recommended for its fixture. When buyers come in, they want to see a bright, airy, spacious home. Make sure there is plenty of light in every room to make it bright and cheerful.
Clean all the windows and all the mirrors. Make sure there are no cobwebs on any windows to block the beautiful sunlight for your prospects (don't forget the second story windows!).
Make sure your entire house is dusted. Do a thorough dusting (or hire a cleaning service) on every surface and every blind in your entire house ... even in the closets. And just before each showing, go through and re-dust every surface again to make it perfect. This may seem like overkill, but believe me -- you only have one chance to make a first impression. And if you want your home to sell in a competitive market as we have right now, everything must make a great, first impression.
Take a broom and sweep away all cobwebs from your doors and any outside lights. Sweep your porch and don't forget the corners (especially if you have a screened-in porch) ... even in the corners by your garage doors if you have them.
Take a damp rag and wipe down all door trims, knobs, any supports or columns, and any veneer pieces. And then, pay attention to your yard and shrubs ... especially those leading up to your front door. Remember first impressions are vital to selling real estate. As your prospective buyers pull into your driveway, walk up your walkway, come to your front porch and go through your front door, everything needs to be perfectly manicured and in order. Do you have cracks in your driveway? Fix them or re-surface it. Make sure your lawn is beautifully manicured and your shrubs are freshly trimmed.
If you have handrails going up steps to your front door make sure they are bolted securely and steady so they don't wobble. In other words ... pay attention to every single detail you can imagine, because your prospects do.
